House Rules
No pets, no smoking, HOA lease approval required, monthly minimum, security deposit for HOA of $1000, plus background check and processing fee required through HOA ($150 per adult.) In addition, there is a home damage deposit of $1000 to homeowner. Clubhouse amenities require a separate fee of an additional $750 for the transfer and covers one couple on the lease and their children on the lease under age 18. Additional guests who visit would need to purchase clubhouse amenities pass if not accompanied by the leaseholder who has guest privileges. No subleases allowed.

Payment Policy
Payment due in full at time of booking. This includes rental charge, 12% lodging taxes, $200 HOA renter application fee, $170 cleaning fee, $750 club amenities transfer fee if desired, and refundable $1000.00 homeowner security deposit. The HOA charges an additional refundable $1000.00 security deposit.

Refundable Damage Deposit
Security deposit to homeowner of $1000 and separate security deposit of $1000 to HOA are refunded within two weeks after checkout inspection, provided there is no damage. The HOA requires a background check and application for which the renter pays the application fee.
Cancellation Policy
Please purchase travel insurance that covers any need to cancel your vacation booking. You may go to InsureMyTrip.com or Alianz.com to purchase insurance for your need to cancel. We do not provide refunds except for the refundable security deposits if there is no damage found after your stay.
